A LUXURY property development project in Shrine Hills will be allowed to continue provided it adheres to the conditions set by the Davao City Zoning Ordinance.
Davao City Zoning Ordinance head writer Ruby Rose Lora said they permitted the construction of Elize Point, a project by Development World Corporation, under the condition that Shrine Hills’ Urban Ecological Enhancement Sub-zone (UEESZ) area must remain untouched.
“Malabong [may] itatayong bahay or kahit ano pong structure in that particular section po ng kanilang property, which is under the UEESZ zone classification (It is unlikely that a house or any structure will be built in that particular section of their property, which is under the UEESZ zone classification),” she explained during the Securities and Exchange Commission Philippines (SEC) – SMILEES convention held at Seda Abreeza Hotel on June 20.
The zone classification area is mixed, with low residential areas, and only a small portion of Elize property is included in the UEESZ area out of eight submitted property titles, she said.
“Sa isang property ng Elize Point, sa isang titulo, [na] 98.43%, ang UEESZ pasok [is] 1.57% lang. Sa pangalawang property 11.59% lang; fourth is 7.69%. These are the UEESZ zone classifications from all the property titles given (In one Elize Point property, in one title, that is 98.43%, the included UEESZ area is only 1.57%. In the second property, only 11.59%; fourth is 7.69%. These are the UEESZ zone classifications from all the property titles given,” she detailed.
Lora said that the total land area of the UEESZ affected by the project will only be about 30%, of the total 100% affected land area.
She relayed that the developer sent its preliminary approval for the location and clearance application to the city planning and development office, and the zoning ordinance in effect is still the 2013 to 2022 series.
Elize Point is an 11-hectare high-end horizontal development by DWC and its subsidiary, One Davao Townships Corporation.
Davaoeños expressed their concerns over the urbanization of Shrine Hills when news of the development plans of the subdivision was posted on their official Facebook page just this month.
