Public warned on buying `raw lots’

THE PUBLIC must be careful in buying raw lots or they will face huge problems, a top government official warned.

City City Planning and Development Office Coordinator Ivan Cortez said that raw lots cannot be sold without the necessary permits.

Cortez said that prospective buyers must always make sure that what they are buying are those covered with legal documents, or they might end up wasting their money as a result of buying these lots.

“Likayi ang pagsulod sa problemado nga sitwasyon. Ayaw usiki ang inyong hinaguan sa yuta nga dili pwede ma-subdivide kay walay approval, clearance ug permit, likayi ang kaso nga ipasaka kanimo sa pagpatukod og balay sa bawal nga luna,” Cortez warned.

Selling of raw lots has been on social media as these lots are being advertised as available for residential purposes, he pointed out.

“Mao ni ang usually makita nato sa posts na pwede ra monthly ang payment pero pwede na dayon tukuran daw og balay. Unya pakitaan ramo ana sa seller og mother title ug subdivision plan nga dili approved,” he said as he urged the public to be wary of these advertisements because these raw lots may have been classified as for agricultural use and that the main titles have not been approved to be converted into residential areas.

Under Presidential Decree 957, properties to be developed into subdivisions must pass through rigorous processes to ensure that all facets are addressed including the setting up of required facilities that make them suitable to live in.
